Who is Cool Roof Coatings?
Cool Roof Coatings B.V. is based at Bolderweg 2 in Almere and focuses entirely on the sustainable renovation of existing commercial roofs. The company combines three disciplines: roof renovation, heat reflection (Cool Roof), and optimization of solar panel yield. That combination makes Cool Roof Coatings unique in the Benelux.
The company's mission is clear: to minimize fossil and plastic-based roofing materials as much as possible by fully embracing overlays with non-toxic, hazard-free silicones. No half-hearted sustainability, but a fundamentally different approach to what belongs on a commercial roof.
The product: GE Enduris 3500
Cool Roof Coatings works exclusively with GE Enduris 3500 — a 1K 100% alkoxy silicone polymer system that has been applied worldwide on more than 10 million m² since 1967. The product is airless-sprayed at around 300 bar and forms a seamless membrane that is 100% waterproof, vapor-permeable, and UV-stable.
The properties speak for themselves: 542% elasticity, fire class A, FM Approved Class 4470, Broof t1-t4 certified, and equipped with a European Technical Assessment (ETA-18/0472). The warranty is 15, 20, or 25 years — well above the industry standard of 10 years.
Important: GE Enduris 3500 is not comparable to the new imitation silicones that have recently appeared on the market. The difference lies in the composition (100% alkoxy versus hybrid blends), the certifications, and the proven track record of more than half a century.
Three pillars, one complete solution
Roof renovation without demolition
With a conventional roof renovation, the existing roof covering is removed, hauled away, and replaced. That takes weeks, requires crane work, and brings significant fire risks — bitumen is applied with open flame up to 1,000 degrees.
Cool Roof Coatings takes a fundamentally different approach. The silicone coating is applied cold, directly over the existing roof covering. No removal, no disposal, no open flame. The system overlays bitumen, EPDM, PVC, TPO, concrete, and steel roof decks in a single pass. The result: a seamless membrane that halts the aging of the underlying layer and is up to five times lighter than a conventional bitumen solution.
Before each installation, Cool Roof Coatings carries out a Pre-Approval Warranty inspection, including adhesion testing. Based on this, a GE Warranty File is compiled. All penetrations, seams, drains, and cracks are pretreated with GE Enduris before the top layer is sprayed in a single pass.
Cool Roof: measurably cooler
A black roof gets 40 to 50°C hotter than the outside temperature on a sunny day. A roof treated by Cool Roof Coatings reflects 88% of sunlight and only gets 5 to 10°C hotter. That reflectivity results in a Solar Reflectance Index (SRI) of 111 — the highest Cool Roof class.
The effect on the indoor climate is directly measurable: a temperature that is 3 to 6 degrees lower and a reduction in cooling load of up to 35%. For distribution centers, manufacturing sites, and office buildings, that translates into substantially lower energy costs and a more comfortable working environment — without additional investment in HVAC systems.
PV optimization: TNO-proven yield gain
Together with TNO, Cool Roof Coatings had the CRC-PV-3502 silicone roof coating tested for its effect on solar panel yield. The results are convincing: bifacial PV systems deliver 15% to 17% more energy compared to installation on black, low-albedo roofs.
Monofacial panels also benefit. For every 10°C rise in ambient temperature, power output drops by roughly 5%. A Cool Roof reduces the roof temperature by 35 to 45°C compared to a black roof — and that difference is immediately visible on the energy bill.
Reference projects
Cool Roof Coatings has built an impressive portfolio of projects ranging from 900 m² to 100,000 m². Some examples:
Maxis Muiden — 30,000 m² roof renovation on behalf of Schroders Capital (formerly Cairn RE). The complete renovation included repair of water accumulation, renewal of roof safety systems, watertight integration of 759 items, and 12,175 linear meters of seam and edge detailing.
Husa Logistics Veendam — At about 100,000 m², the largest project in the Netherlands. Executed with both GE Enduris 3503 (black) and GE Enduris 3502 (white), in combination with PV project management by Soleila.
KNVB Zeist — Three consecutive assignments (2023–2025) for phased roof renovation of the Dutch national football center.
Elkerliek hospital — Multiple assignments for the Helmond and Deurne sites, including a 5,000 m² project converting a bitumen roof to a Cool Roof.
In addition, Cool Roof Coatings has carried out international projects, including Corendon resorts on Curaçao and a homeowners' association project in Berlin.
A network of certified installers
Cool Roof Coatings has built a nationwide network of certified partners. Only installers with the Cool Roof Coatings quality mark are authorized to issue the official GE Limited Product Warranty. The network includes partners in Friesland, Overijssel, and Limburg, with distribution via AGS Products in Dordrecht. Internationally, Certified Partners are active in Denmark and Germany.
All installation crews work under VCA-VOL and the strict GE Silicones installation specifications. That quality assurance is not a formality: it is the foundation on which factory warranties of 15 to 25 years are issued.
Sustainability as a core value
The sustainability story of Cool Roof Coatings goes beyond a label. GE Enduris 3500 is based on silica (quartz sand) — no petroleum, no BPA, no toxic fillers. The carbon footprint is many times lower than that of hydrocarbon-based roof coverings. At end of life, the material breaks down into sand and lime.
